THE SURROUNDINGS
The holiday park is located on the border of Twente and Salland and is part of the Municipality of Hardenberg.
It is an ideal starting point for cycling and walking. By bike, you can reach the beautiful raised bog landscape of the Engbertdijksvenen within 10 minutes, a protected Natura 2000 area in Europe.
Via Kloosterhaar, you can reach Germany by car within ten minutes, and the characteristic city of Hardenberg can be reached within 15 minutes.
Shops and a supermarket are within 3 km.
THE PLOTS
Formally, the plots are recreational plots in the municipality of Hardenberg.
The plots are available for rental; you can join Landal or use Van Francke Verhuur. However, this is not mandatory; you may also manage the rentals yourself.
The plots are available for development in accordance with the zoning plan of the Municipality of Hardenberg.
No environmental permit is required for homes under 70 m².
The plots along the beach are all equipped with infrastructure.
An easement applies to the beach.

BEACH PLOTS
The beach plots are in a price range of €95,000 - €110,000 excl. VAT buyer's costs.
Transfer tax does not apply to these, but VAT does apply as they concern building plots.
Beach plots 1 and 2 have already been sold for €100,000 per plot including infrastructure, excl. VAT.
Beach plots 3, 4, 5, 6, and 7 are still available for sale.
FOREST PLOTS
Lower prices apply to the forest plots because the infrastructure still needs to be installed.
Plots 10, 11, and 12 have already been sold.
The remaining plots are still available for sale.
THE FOREST PLOTS
No infrastructure is present at the forest plots yet.
The prices of all plots depend on the location and whether the infrastructure is already ready.
The beach plots near the Pavilion will go on sale first. These prices are higher than those for the other locations because these plots will have the highest rental yield within the park.
The forest plots are located by the water, but do not have a beach.

If you are interested, we can handle this together without a real estate agent, via a purchase agreement, and Notary Temmink Vroomshoop will then arrange the transfer.
